Pros: Amazing breakfast, food just kept coming and was delicious. Fabulous rooftop area to relax in. Staff were incredibly friendly. Good price. Family space was nice and big with separate small lounge.

Nice interesting experience
Pros: A very nice and interesting experience in the medina. We enjoyed our two-night stay and the food, especially the breakfast on the first day. The staff was very welcoming, helpful, and friendly. Even though we stayed at the beginning of January, the room was warm. In the family room there were two AC units, and the staff turned them on before our arrival. We had a rental car, and they recommended a private parking nearby (1–2 minutes away). We had to leave the key there, but everything was fine. Clean, cosy, close to everything, recommended.

Pros: The property was beautiful and comfortable and the staff were very attentive. We had to make a last minute amendment and add another adult to the booking but Rashid was very helpful and sorted everything out for us. No request was ever too much - we travelled with our 2yr old toddler so requested warm milk every night and they were always happy to help. Rashid and team always helped with booking Taxi’s to get around which we really appreciate. Definitely a lovely place to stay.

Clean, cosy and cute - would definely recommend!
Pros: The staff were super friendly and the breakfast was amazing! The location is great, about 10 minute walk away from Jemma El-Fnaa. Nice rooftop to take cute golden hour pictures. Amazing atmosphere, would definitely recommend!

Our stay was exceptional — warm, comfortable, and made special by the staff’s outstanding attentiveness and care.
Pros: We had a wonderful stay! The staff were incredibly attentive and went above and beyond to make us comfortable — from arranging our airport transfers to helping carry our bags up the stairs. They even made sure we always had tea, which was such a lovely touch. The breakfast was also fantastic with a great variety of options. Highly recommend this riad for anyone looking for warm, thoughtful service and a relaxing stay.

Loved Riad Khabia and Spa. Would recommend for anyone wanting to stay in the heart of Marrakech!
Pros: We loved Riad Khabia & Spa. Our stay was comfortable, Rashid and the staff were lovely and so accommodating, the hammam and massage was fantastic.
Cons: Everything was lovely. We had minor issues with hot water in the mornings (I think it’s solar powered so makes sense) and the central courtyard was beautiful but meant guests having breakfast earlier than us was quite loud if we tried to sleep in.

Fantastic - would definitely return but maybe in winter next time!
Pros: It was a traditional Moroccan riad, beautifully decorated throughout. We were very close to the centre of Marrakesh, in walking distance of the famous square and souks. Service was fantastic, we were welcomed with mint tea and a traditional tagine meal. Staff were very helpful and nothing was too much trouble. As we visited in August it was extremely hot and it was nice to have a small pool to cool off in at the end of the day!

Beautiful rooftop
Pros: Great quiet location away from the hustle and bustle, the staff were all very friendly and helpful, they even put up a happy birthday balloon sign for us and organised us a taxi to the airport. Our room was cleaned with fresh towels everyday. They also catered for us to have breakfast on the beautiful rooftop. Beds were comfy, shower was very good and overall clean room. We felt safe in the area. The rooftop is amazing, peaceful and good for bird watching
Cons: This is a traditional riad, so you can really hear everything from your room, doorbell, people talking downstairs, footsteps etc. it didn’t feel very private but this is something we got used to as we were out most of the day anyway. Breakfast could have more variety. The pool is right in the reception we didn’t use it as we didn’t feel comfortable
