Exceptional flat and host.
Pros: Everything. The place is beautiful but what struck us most was the host, Fatima. She is a lovely woman that did everything for us. She even offered to cook us homemade couscous. Amazing experience.

Perfect stay in Marrakech
Pros: This was the perfect holiday on Marrakech. The riad is just too good. 6 levels all to yourself. Ground floor is the kitchen, dining area and lounge, one ensuite on the 1st, 2nd and 3rd floors each and than you have two levels of open deck Space. The 5th level has a small pool area and the 6th is good for open air dinning. All in all a perfect place to stay.
Cons: There was nothing not to like. It is an enclosed residence where there are over 100 plus riad, I am not sure if all are available to tourists or not. There are small shops, cafes and restaurants. ATM, travel agencies plus three swimming pools. All in all like a small town on its own.

Lovely place and amazing host
Pros: We were surprised how beautiful the house was! Plenty space and everything was perfect. Really stylish house and nice surroundings. Everything what you need was around: shops, restaurants and pharmacy. Fatima, our host, is the nicest, funniest and welcoming person ever.
Cons: We were really pleased, but breakfast could be not just sweet but also savory

Good place to stay
Pros: It's about 25 min walk from the main square, fatima is the lady there she is lovely and very helpful,the only problem we had was there was a smell of damp in some of the rooms,there are a few shops and restaurants in the complex all are very nice and friendly staff.

Cosy, picturesque property in a very convenient location with a very kind host (Fatima)
Pros: Fatima was the best host ever. Greeted us on arrival with some lovely Moroccan tea, showed us around the property and overall made us feel welcome. She cooked us breakfast every day in the morning and asked us what we wanted. - Great location, close to both new and old marakech - Safe neighbourhood, gaited community with security outside - Lovely breakfast, host was very flexible in what she could cook for us - So much value for money, whole riad with a roof top seating area - Amenities such as stores, cafes and taxis are within arms reach of the riad - Was able to have food delivered to the door using apps like Glovo and taxi's from Careem
Cons: Nothing seriously negative to say, most issues were either dealt with or can be dealt without much issues. - The WIFI could have been a little more reliable, frequent dropouts and not useable for work - The neighbourhood has a very large cat population which you can hear at night during sleep - Was cold on the first day at night, would have been better if every room had heating arrangements as temperatures drop to 5degrees (AC wasn't working but was able to get a heater from Fatima) - Seating in the lounge is fairly worn out, could do with some new furniture - Property advert said there was 3 swimming pools however only saw the outdoor hot tub on the upper balcony (could be a seasonal thing) - Bathrooms could do with being updated a little

Riad Khoya Magnifique Visit
Pros: We loved our visit to Marrakech and the accommodation was perfect for us and great value. We were very well looked after by Fatima at the Riad, and Mohammed and Lyazid who provided our transport. The Riad is a beautiful building and the terrace area stunning. The complex has got good amenities - shops, cafes and autobank and we eventually got used to the calls to prayer from the nearby mosque!
Cons: No complaints but worth pointing out that we decided that the Medina and new town weren't walkable from our location so we used transport provided by the accommodation which was reliable and not expensive

Pros: Very atmospheric riad. The friendly concierge Fatima not only took care of us during our stay, but also gave us a lot of useful recommendations for a vacation in Marakesh. Breakfast is served in advance after agreeing the time. Breakfast is a bit unusual for Europeans, but no one was hungry. The riad is located in a fenced and secured area where you will find cafes, restaurants and small stores with everything you needю I highly recommend this riad.
Cons: Offer your guests clearer check-in instructions. It was a little misleading to find

Overall, lovely experience
Pros: Amazingly hospitable, helpful host, Fatima zehra. She served bottled water and tea on arrival at 11pm and cooked us breakfast in the morning.
Cons: I had difficulty in contacting the property on arrival because the number provided was Spanish, rather than a local Moroccan number. Even when I tried to get in touch via WhatsApp, there was no answer. So frustrating and scary when you are travelling as a family! Luckily the helpful taxi driver had contacts and managed to get in touch with the host, who is an employee of the owner. .

Amazing and homely and definitely worth the money
Pros: It was spacious and spread out over 3 floors, Fatima was brilliant. She asked us every morning what time and what we would like for breakfast. She also gave us privacy when we needed it. She’s always willing to help. We had to communicate through Google translate but I expect that when we are going to a foreign country. She was very welcoming and helpful.
Cons: No full length mirrors to check outfit in before I went out
